Window Replacement Cost in Fort Lauderdale, FL: Three Ways to Spend It

Window jobs here usually come in one of three sizes, from a single pane to the whole house. The prices below are starting points for standard sizes; the exact number comes after we measure.

1 Fix the glass, keep the window from $175 For a window with a solid frame and one or two panes that cracked, fogged up, or went cloudy. Single-pane glass starts at $175, and a double-pane (insulated) unit at $220.
2 Replace one window, frame and glass $900 to $2,700 installed For a window that leaks, won’t open anymore, or still needs a shutter every storm. The old unit comes out completely and a new impact window goes in. A smaller single-hung sits at the low end of that range; casements, big picture windows, and wide horizontal sliders land toward the top.
3 Whole-house impact replacement from about $9,000 for 10 windows For putting the shutters away for good. Each window is still priced on its own, but the whole house goes in on one schedule instead of turning into three separate projects.
What moves the number? Window style, more than most people expect: a casement or a large picture window costs more than a single-hung of the same size. Frame material and the glass package (Low-E, tint, laminated make-up) come next. Then access: a window on the second floor or above a pool cage roof takes more time and equipment, and the price reflects that.

Window Repair in Fort Lauderdale: Fixes That Keep the Frame

If the window opens, closes, and the frame is sound, our repair service usually beats replacement on price by a wide margin. What that covers:

Where repair stops. Repairing a window can fix your existing problem and make no difference in energy efficiency of old single-pane windows. Localized repairs restore function but may not fix deeper structural issues when the frame or surrounding wall has bigger problems. If the window is itself warped, damaged, or rotten, we’ll quote a new window instead. If the water comes in through the stucco or the wall itself, it is an entirely non-window-related issue, and we’ll tell you so up front instead of selling you a window that won’t fix it.

Fort Lauderdale Windows by Property: Older Homes, Condos, and Commercial Buildings

What a window job looks like here depends a lot on the building it’s in.

Ranch houses and Florida rooms. Jalousie and awning windows are still common in both, but they never seal tight against air and they aren’t impact-rated. We replace them with impact windows that actually close up the opening, and going double-pane keeps a lot more of the afternoon heat outside.

Homes with original single-hung aluminum windows. If your house in River Oaks, Harbordale, or Lauderdale Harbours still has them, there’s probably a stack of shutter panels in the garage that goes up every time a storm heads this way. We swap those units for impact-rated single-hung windows, and the shutter routine ends. Florida’s building code requires new windows here to be impact-rated or protected by approved shutters, so a new window without impact glass still leaves you hanging panels.

Condo buildings. In the towers downtown along the New River and the condo buildings near the beach, a window job usually involves the association. We work with boards and property managers on single units and multi-unit projects, match the window line the building has approved, and agree on access and work hours with management before anything is ordered.

Commercial buildings. Offices, shops, and restaurants along Federal Highway and in downtown Fort Lauderdale need the glass fixed without losing a business day. We replace broken storefront glass and office windows and schedule the work around your hours. More on our commercial glass page.

From First Visit to Final Inspection

Here’s the entire process. If the project includes sliding glass doors, they follow the same steps.

    Stage What happens How long
Estimate A tech from our experienced team measures every opening, notes the window style and wall type, and prices each window. Visit within 24 hours of your call; free.
Permit The city reviews the window approvals before anything is installed. Usually 2–4 weeks, depending on the city’s workload
Factory order The manufacturer builds your impact windows to the measurements we took, so nothing ships off a shelf. Usually 6–10 weeks, longer when everyone orders before hurricane season
Install We remove the old windows, set the new ones and seal them to the wall. A few hours per window; 1–3 days for a typical house
Final inspection An inspector checks the work against the permit. Usually within a few days of the last window going in

Why Glassdudes for Your Windows Replacement or Repair

We repair windows as well as replace them, so we have no reason to talk you into the bigger job. If a $175 pane fixes the problem, that’s what you’ll hear at the estimate.

Vinyl or Aluminum? Choosing Impact Windows for a Fort Lauderdale Home

Impact windows in either frame have to pass the same flying-debris test before they’re approved, so both are good options. Both take noise out of the ambiance and are a real security upgrade, for laminated glass is much harder to break through than standard glass. The difference will become apparent in the site’s conditions and how big the openings are.

    Vinyl Aluminum
Salt air and humidity Won’t corrode or swell Needs a quality finish to hold up near the ocean
Frame profile Wider frames Slimmer frames, more glass on big openings
Heat through the frame Insulates better Conducts more heat
Usually fits Most single-family homes, inland or on a canal Modern houses, wide picture windows, high-rise condos.

Although wood frames are available, they are generally the costliest option and least satisfactory for Fort Lauderdale’s climate, which is a major reason for the popularity of vinyl windows.

Whichever frame you pick, read one number on the label: SHGC, the solar heat gain coefficient. For South Florida’s climate zone, the Florida energy code caps it at 0.25 and sets no U-factor limit at all. In plain terms: here the job is keeping the sun’s heat out, and low-E coatings are how glass does it. That’s worth getting right, because windows account for 25–30% of a home’s heating and cooling energy use, according to the U.S. Department of Energy. A low SHGC will save money on cooling long before the insulation figures brochures love to print.

Money to Check Before You Sign

Florida’s My Safe Florida Home program, run by the Department of Financial Services, starts with a free wind mitigation inspection. If the inspector recommends impact windows, the program can match part of what you spend on them, up to $10,000. That same inspection report is what insurers look at for windstorm discounts, so impact windows can lower your premium even without a grant.

The program is not applied to everyone. It mostly targets homeowners with limited financial means whose homes were built before 2008. The money is provided in multiple cycles, so it is best to check what is available on the website before any other steps are taken.

The rule that makes many applicants confused is that they cannot begin working before receiving the grant approval. So there can be no work carried out if the applicant hasn’t been awarded the grant.
